Rule #2: Whoever comes first is not always the winner.

When you’re looking for a house in a popular neighborhood, you need to understand that once a deal is made, it won’t stay on the table for long. Usually when two or more houses are brought to market, the one with the best advertising and presentation takes the cake as it attracts the most attention. Now the rule is to go with the one that lost its offer as those houses will be priced marginally cheaper.

Rule #3: If you love the house, it’s not for you.
